Google Local Services Ads (LSAs) are the block at the very top of many home-service searches, with a Google Guaranteed or Google Screened badge. You do not pay for the click. You pay when a customer calls or messages through that unit, if Google counts it as a lead.
For HVAC, plumbing, electrical, garage door, and similar trades, LSAs are often the first thing on the phone. They are not a replacement for local SEO or for Google Ads. They are a third auction with different rules.
How an LSA lead happens
- 01 You create a Local Services profile, pick jobs and a service area, and set a weekly budget.
- 02 Google verifies license, insurance, and background checks on owners and often on techs.
- 03 When someone searches a covered job in your area, Google may show a few providers.
- 04 The customer taps Call or Message. If Google bills it, that is a lead.
- 05 You dispute junk (wrong zip, solicitor, duplicate) inside the budget window.
Response time and review quality affect how often you are shown. Slow answers starve the profile even if the budget is full.
Guaranteed vs Screened
- ·Google Guaranteed: typical for many home services (plumbing, HVAC, cleaning). Google advertises a limited warranty-style promise to the customer. Requirements are strict.
- ·Google Screened: more common for some professional categories. Trust badge without the same guarantee structure.
- ·Both need documentation and an ongoing clean record. A pile of unresolved complaints can reduce or pause you.
Eligibility you should expect
- ·State or local license for the trade, when your state requires it.
- ·Liability insurance that meets Google's current minimums.
- ·Background checks for listed personnel.
- ·A service area you can actually cover.
- ·Reviews. Thin or toxic review profiles struggle.
Google's checklist changes. Read the current Local Services help center when you apply. Do not treat this blog as a license attorney.
"LSAs buy the top slot. SEO tries to own the Map Pack under it. Search ads fill the gaps with keyword control. Run the mix that matches how fast you need crews busy."
Pricing and quality
You set a weekly max. Cost per lead varies by trade and metro. Emergency plumbing in a dense city costs more than a slower category in a small town. There is no national price list that stays true.
Grade every lead: in area, during hours you can take work, real project, contact captured. Dispute the rest on time. If you do not dispute, you pay.
Pitfalls
- ·Incomplete profile (photos, services, hours).
- ·Calls to voicemail. Google notices. So do customers.
- ·Ignoring disputes.
- ·Treating LSAs as "set and forget" while reviews rot.
- ·No tracking into the CRM, so you cannot compute cost per booked job.
LSAs vs Google Ads vs local SEO
- ·LSAs: pay per lead, less keyword control, badge, top of page. Best when you can answer in minutes and keep reviews strong.
- ·Google Search ads: pay per click, tight keywords and landing pages. $0 agency fee at ServiceLine Pro. Around $5,000 a month typical in a competitive metro. Leads often inside 7 days.
- ·Local SEO: no per-lead fee. $3,000 a month, 90-day Top-3 Map Pack target. You are building the listing and pages you keep. No ranking guarantee.
Pay Per Qualified Lead is another pay-for-call model: $1,000 deposit credited, then pay only for qualified calls (decision maker, business hours, real interest, contact captured). Compare all of these on booked jobs, not on which dashboard looks busiest.

A practical setup order
- 01 Get the Google Business Profile accurate and the phone answered. LSAs will not save a dead line.
- 02 Apply for LSAs if your trade is eligible. Keep documents in a folder so renewals are not a scramble.
- 03 Staff the LSA inbox and calls like emergency dispatch.
- 04 Add search ads if you need jobs LSAs do not cover (or if you are not eligible yet).
- 05 Keep SEO running so you are not renting every lead forever.
